Issue: loosen zoning regulations

Zoning regulations discourage development
Developers currently need to adhere to strict zoning regulations, forcing developers to either go through lengthy and expensive processes to change zoning, or build less productive developments that contribute less housing and produce less revenue for the city. This slows down the development process and turns developers away from Detroit.
We call for Detroit to either fully adopt form based zoning, or immediately upzone all residential parcels to R3 to give developers more housing options to build by-right.
We envision a Detroit that is pro-development and is seen as the easiest city in the country to build in. We envision that any developer of any size can come in and build any unit type that they see a need for. This will speed up the redevelopment of our most blighted neighborhoods, encourage new residents, stabilize housing prices, and will increase density to support new businesses.
